HOW CLOSE IS THE COMMUNITY TO GRAY’S LAKE PARK?
The Village is literally steps from Gray’s Lake Park. Residents can walk less than 5 minutes to enjoy over 2 miles of paved trails, beautiful waterfront views, community events, biking, kayaking, paddleboarding, and year-round fitness opportunities. This walking access sets The Village apart from most Des Moines apartment communities.

WHAT UTILITIES ARE INCLUDED WITH RENT?
Gas heat is also included in the rent to simplify budgeting. Water, Sewer, and Trash are billed monthly by a 3rd party service. A $3.50 billing fee and a $1 pest fee are due monthly and added to your water, sewer, and trash statement. The standard average is $30-$35 per person, including all fees. Electricity is billed through MidAmerican Energy, and the resident must have MidAmerican in their name as of the move-in date. High-speed Internet is available for a fee.

WHAT IS THE NEIGHBORHOOD LIKE AT NIGHT AND ON WEEKENDS?
Living by Gray’s Lake means year-round access to trails, water activities, and community events. On weekends, residents cycle, jog, kayak, and attend festivals by the lake. At night, it’s a quick trip into the Court Avenue District for dining and nightlife, to Principal Park for summer baseball games, and to Casey's Center for significant events.

WHAT IS YOUR RENTAL CRITERIA?
Income: All applicant income must be verifiable. The total gross income for eligible applicant(s) must be at least three and half times the amount of the base monthly rent. Unemployment benefits will not be accepted as income. Applicants MUST complete income verification through Payscore.
Credit History: After the income verification has been met, a Credit Report will be assessed. Any outstanding debt to a previous landlord, a prior eviction, an un-discharged bankruptcy will result in a denied application.
Criminal Background Search: Any applicant who has been determined to have a criminal conviction or charge/indictment for possession, sale, manufacturing, or distribution of controlled substances, assault, burglary, crimes involving firearms, crimes of a sexual nature or crimes against persons or property will be denied residency.
Occupancy: The occupancy standard is 2 people per bedroom.
